Foundations here don’t fail because the house got old. They fail because of what’s under the slab. Douglas County sits on some of the most reactive ground in Colorado, and the damage shows up in ten-year-old homes about as readily as in fifty-year-old ones.

What's actually moving your foundation
The Colorado Geological Survey names expansive, or swelling, soil as the state’s most significant geologic hazard — these clays do more property damage in Colorado than any other natural hazard, and by CGS’s accounting, annual losses nationally exceed those from tornadoes, floods, earthquakes and hurricanes combined.
The mechanism isn’t complicated. Certain clay minerals absorb water between their plates and push apart. Soil volume can expand 10 percent or more as it wets, and the resulting pressure on a foundation, slab, or basement wall can reach 20,000 pounds per square foot. For context on how little it takes: engineers generally treat a swell of 3 percent or more as potentially damaging and a reason to specially design the foundation.
Colorado’s semi-arid climate is what makes this worse rather than better. Subsurface clays here sit dry in their natural state. Then something wets them — a spring storm cycle, an irrigation line, a downspout dumping against the wall, a regraded yard — and they expand. CGS notes that arid and semi-arid regions with seasonal soil moisture swings see a far higher frequency of expansion problems than the wetter eastern half of the country.
Douglas County adds a second problem on top of that one: heaving bedrock. Where bedrock layers are steeply dipping, the swelling doesn’t happen uniformly across a lot. It happens in narrow bands, following the tilted claystone beds. CGS mapped this as the Dipping Bedrock Overlay District and documented it as a distinct hazard — more complex than ordinary expansive soil in both mechanism and distribution, and capable of exceptional damage to houses, roads and utilities. It’s the reason some Douglas County streets develop that rolling, washboard profile.
There’s a third mechanism working the opposite direction. Windblown surficial deposits in parts of the county are prone to collapse and settlement when they get wet or loaded. So one Castle Rock house can be pushing up while another a few miles away is dropping.
That’s the practical takeaway: heave and settlement are opposite failures that produce similar-looking cracks, and they get repaired in completely different ways. Piers driven under a slab that’s heaving accomplish nothing. Getting the diagnosis right is most of the job.
Signs worth a phone call
- Cracks that run diagonally from the corners of doors and windows. Classic differential movement.
- A horizontal crack partway up a basement wall. That’s lateral soil pressure pushing in, not the house settling down. Different problem, different fix, and it’s the one that tends to get worse fastest.
- Interior floor slab lifting, or a basement partition wall pushed tight against the ceiling. That’s heave, not settlement — a signature of swelling clay under the slab.
- Doors and windows that bind seasonally. If it sticks in June and swings clean in September, you’re watching soil moisture move your house.
- Sloping floors, gaps opening at baseboards or trim, separated brick veneer.
- A musty crawl space or persistent basement dampness. Moisture and structural movement usually travel together here, because whatever’s wetting the clay is also wetting your foundation.
None of these mean the sky is falling. Some of them are cosmetic. That’s genuinely part of why the inspection is free — a fair number of the calls we run end with us telling someone their house is fine.
How we diagnose before we quote
We inspect first and price second, in that order.
The inspection produces a written repair plan with photographs, the scope of work, and an estimate, and that plan goes to a third-party licensed structural engineer for verification. We partner with local licensed engineers rather than keeping the whole assessment in-house, which means the person confirming the diagnosis isn’t the person selling the repair.
Which repair actually fits Castle Rock ground
Not every pier belongs in Douglas County soil. That’s not a marketing distinction — it’s a load-transfer problem, and getting it wrong is how a repaired foundation moves again.
Helical piers. Steel shafts with helical plates welded along them, rotated into the ground like a corkscrew until they reach a competent bearing layer. They resist both downward and upward force, which matters enormously on ground that settles in one place and lifts in another. Installation uses hydraulic torque with minimal soil displacement and gives immediate load-bearing capacity, and every pier is torque-tested as it goes in and verified against the required capacity rather than assumed.
Resistance piers, also called push piers. Steel rods driven by hydraulic jack, using the structure’s own weight as reaction. On the right house they’re an excellent, proven repair. On the Front Range they’re frequently the wrong call, and we’ll say so: they depend on friction and on a foundation strong enough to carry a concentrated load of roughly a ton per lineal foot, which often rules out brick and concrete block. More to the point in Castle Rock, expansive clay in the upper soil can lift a push pier. In swelling clay and dipping bedrock, an end-loaded helical pier is usually the better engineering answer.
Carbon fiber wrap. Kevlar sheet straps set in epoxy, bonded to a bowing or cracked wall. Minimally invasive — no excavation, no heavy equipment — and the right tool for a wall that has moved but hasn’t failed.
Foundation anchors. Steel rods connecting plates on the interior and exterior of the wall, pulling a bowing or leaning wall back toward plumb and holding it there. If you found a horizontal crack partway up your basement wall in the list above, this is usually the conversation.
Micropiles. Small-diameter steel pipe drilled to a stable layer. Built for tight access and difficult ground where nothing larger will fit or hold.
Then drainage, on most jobs. CGS lists ponding water near a foundation and irrigated landscaping planted tight against the wall among the leading aggravating causes of expansive-soil damage. Stabilizing a foundation and leaving the water source in place is how a repair comes back.
Permits and which jurisdiction you’re actually in
Structural foundation work in Castle Rock is permitted work. The Town requires contractors to hold a valid license from a jurisdiction with an ICC-equivalent exam, carry liability and workers’ compensation coverage, and be currently registered with the Town before they can even apply for a building permit. Permits go through the Town’s eTRAKiT portal.
One local trap worth knowing about: a Castle Rock mailing address doesn’t automatically put you inside Town limits. Properties on the fringes, on acreage, or near annexation boundaries often fall under Douglas County instead, which is a different permit office with different submittal requirements. Common questions from Castle Rock homeowners
Is my foundation settling or heaving, and does it matter?
It matters more than almost anything else about the repair. Settlement means the soil under the footing has lost support and the structure is dropping — usually addressed by transferring the load to competent bearing with piers. Heave means expanding clay or bedrock is pushing the structure up, and it’s often not uniform, so one corner lifts while another stays put. The visible symptoms overlap heavily: both crack drywall, both stick doors, both crack concrete. Elevation surveys, the pattern and orientation of the cracking, and where the movement sits relative to drainage and grade are what separate them. In Douglas County you can’t assume settlement by default, because the dipping bedrock and swelling clay here make heave at least as likely.
Do I need a structural engineer, or is a contractor’s inspection enough?
For a straightforward, clearly diagnosed repair, a qualified contractor’s assessment is often sufficient — and our repair plans are verified by an independent licensed structural engineer as a standard part of the process, so you get engineering review either way. There are situations where you want your own engineer engaged directly: a real estate transaction where the report is the basis for negotiation, a dispute with a builder or an insurer, or a house with movement severe or unusual enough that the cause isn’t obvious from the surface. If you’re in one of those, say so up front and we’ll tell you plainly that an independent engineering evaluation should come first.
Does foundation repair require a permit in Castle Rock?
Yes for structural work — the Town requires a permit for work that affects the building, and the contractor has to be registered with the Town and properly licensed and insured before applying. Some drainage and site-grading work has different requirements.
